From Start To Finish

The Offer

Prior to submitting an offer, we checked in and discovered we were up against multiple offers. After checking comparable sales (comp), we had to go back to the only one true comp in the neighborhood. A sale from 2021! Using market data, we determined that the true value of the property was likely higher than asking. This gave our buyer confidence in their offer and secured the deal! While, this was the INITIAL offering, we know that in GA/SC, the due diligence period is really where the fun begins on our end! We were far from settling on a final deal.

The Negotiation Plan

During our due diligence period, we utilized our absolute best home inspector, Brandon Hedgecock, to go in and scrutinize every detail of this home. We found many, many defects but nothing that could not be handled. This is how we build as much leverage as possible for our buyers! We find that presenting a mountain is the best way to negotiate for the mole hill that our clients really want in the end. From here, we had multiple specialists quote out over 30 defects on the home, to come up with a grand total of $13,000 in repairs to bring this property back to it's full glory! Not bad for a home this age!

The End Result

After multiple meetings (4 total) to discuss our findings with the sellers, we settled on a significant reduction in the sales price of the home in order to proceed with a happy buyer client. This seller also threw in some beautiful furniture to sweeten the deal, and we all made it to the closing table extremely satisfied. After the closing, our team was able to assist the buyer client with multiple repairs utilizing our deep network of contractors. Our service does not end at the closing table!
