Once everything was dialed in, we hit the market with a strong marketing push to get it in front of as many serious buyers as possible, fast. The results came quickly — we secured a strong offer within days. But as often happens, the buyer came back with a long list of repair requests after the inspection. Instead of conceding to every demand, we pivoted strategically. We had interested buyers, generated fresh interest, and locked in strong backup offers. That gave us leverage.
With options on the table, we returned to the original buyer and made it clear: they could move forward with the deal as it stood, or we’d move on. That shift in momentum kept our sellers in control, avoided unnecessary concessions, and protected their bottom line. Although the buyer walked away, we secured another offer within 48 hours—at the same price—with significantly fewer repair requests, saving our clients thousands.
