The property checked a lot of boxes on the surface: great layout, great location, and freshly updated. But once we got the inspection report back, several deferred maintenance issues came to light — things that weren’t immediately visible but would’ve added up to thousands in repairs after closing.

During the due diligence period, we leaned on our trusted network of inspectors and contractors to take a closer look at the property. They are thorough and give honest, straightforward feedback. They helped us put together a detailed list of items that needed attention — not just to protect our buyers, but to help the seller fully understand the condition of the home they were offering.

The Road To Closed!

Once we were under contract on the right home, the focus shifted to making sure everything came together smoothly - and that's where experience really matters. The closing process isn't just signing paperwork and getting the keys - it is about making sure every detail is handled with care. I stayed in close contact with the lender, the closing attorney, the listing agent, and all the parties involved to keep things moving forward. From final walkthroughs to double-checking contingencies, timelines, and documentation, my job is to make sure nothing slips through the cracks.

We confirmed all repairs had been completed, reviewed the final settlement statement, and made sure the buyers had full clarity before signing anything. By the time we reached the closing table, my clients felt confident and informed.

Everyone left the table satisfied - our buyers with a home they could trust, and the seller with a deal that reflected the true value of their work. Nothing better than seeing great clients land in the right home, the right way!
